The villa is situated in a very quiet area above the town of Meina, with panoramic views over Lake Maggiore. The town center is within walking distance (1 kilometer) from the villa. There, guests will find restaurants, bars, ferry service, a bus stop and a nearby train station for easy sightseeing throughout the area. The Milano Laghi - Gravellona Toce autostrada is conveniently located 5 minutes away, and Malpensa, the nearest airport, is located just 28 kilometers from the property. There are several golf courses located between 10 and 30 miles from the villa. Tee times, lessons and shuttle service can be arranged upon request.

The fenced grounds are filled with gardens and a terrace with a swimming pool (4.5 x 9 m, open April to October) surrounded by sunbeds and an umbrella, all with sweeping views of Lake Maggiore. There are dining tables for 10 to 12 people, a barbecue and an outdoor fitness area with gym equipment.

Ground Floor: there is an open living-dining area with two couches, a table, plasma-screen satellite TV, DVD player, stereo and fireplace, as well as a dining table for 6 to 10 and doors to the terrace. The kitchen has a stove, oven grill, microwave, dishwasher and espresso machine. There are two bedrooms on this floor. The first bedroom has a queen-size bed (160 cm) and an ensuite bathroom with a bathtub, sink and toilet. The second bedroom has a queen-size bed (160 cm, can be separated into two single beds upon prior request) and an ensuite bathroom with a shower, sink and toilet. There is also a laundry area with a washing machine, drying rack, iron and board.
First Floor: there are two air-conditioned bedrooms, both of which have a queen-size bed (160 cm, can be separated into two single beds upon prior request). The second bedroom has an ensuite bathroom with a shower, sink and toilet.
